No it doesn’t. A service would have to be arranged seperatey and is not the same thing. NorthWestGasCertificates Ltd do provide services on request. It is a legal requirement to maintain gas appliances, flues/chimneys and pipework in a safe condition. This means having gas appliances serviced in line with the manufacturer’s instructions.
How long does a landlord gas safety certificate take to do?
Approximately 1 hour if there is only one appliance to check, for example a combi boiler.
Can a landlord rent a property without a landlord gas safety certificate?
The answer is NO. It must be in place before a tenancy begins.

This is just another name used for a landlord gas safety certificate.
How can I check whether an engineer is qualified to carry out a gas safety check?
All Gas Safe registered engineers have a Gas Safe ID card. These details can be verified online on the Gas Safe website.
Do I need to provide my tenants with a CO alarm?
In England and Wales there is no legal requirement for a CO alarm to be fitted in rental properties with a gas appliance. However, Gas Safe strongly recommend that landlords install audible CO alarms in domestic properties.
Do I need to give a copy of the landlord gas safety certificate to my tenants?
Yes, within 28 days of it being completed.
