Need a gas safety certificate or boiler service? Here's how it works
Properties with mains gas supplies must have valid CP12 certificates when rented.
This legal requirement covers boilers and gas appliances including hobs, cookers and fires, with certificates remaining valid for twelve months.
We can arrange your gas certificate or boiler service around your schedule. We aim to give one hour time slots saving you time and inconvenience.
Inspections can be conducted up to two months before expiry without losing time on the current certificate.

A CP12 is a Gas Safety Certificate that confirms all gas appliances in your property have been inspected and meet safety standards. It’s a legal requirement for landlords renting properties with gas supplies.
Most inspections take between 30-60 minutes, depending on the number of gas appliances in the property. We work efficiently to minimise disruption.
Landlord gas safety certificates are valid for 12 months. We contact you four weeks before expiry to arrange your next inspection, ensuring you stay compliant.
Yes. Since 6th April 2018, inspections can be conducted up to two months before expiry without losing any time on your current certificate.
Yes if you want us to. We can liaise with your tenants to arrange access and keep you updated via email or text throughout the process.
Your annual boiler service includes a full inspection, cleaning, and safety checks to ensure efficient operation.
Please note that a heat exchanger clean NOT included. This can be done for an additional £25 plus the cost of any seals required.
